“I use it for everything, not just Subject to deals, everything I buy, no matter what my acquisition strategy, no, no matter the exit strategy, I own everything in a trust.

Because, you have the asset protection, you have the privacy, you have the security against the due on sale clause, and then the anonymity, because my name up here is nowhere, and that’s a great thing.

But then mobility, you know, the Land Trust it, it, it converts real property into personal property, converts real estate into Beneficial Interest.

So the mobility of that Beneficial Interest, I can assign it, I can bequest it in a will, I can pledge it as collateral.

There’s so many different things! I can sell the Beneficial Interest of my trust, nothing changes on public record. The trust still owns the asset, but the owner of the trust changes.

So it just reduces complication, it reduces closing costs, ease of transaction.

So again, privacy, protection, a veil of security against the due on clause, anonymity and mobility.”
