Is a Land Trust feasible, or even necessary, when property held by an LLC which is held by a custodian (trust company) fbo the beneficiary as part of an IRA?

Probably not, in fact, you probably don’t need the LLC either. Retirement funds in a qualified retirement plan are FEDERALLY protected from lawsuits, liens, misc claims against the owner. However, I prefer NOT to have my Roth IRA own real estate directly (be on the title) as this is public information and I don’t want my Roth disclosed to the public. So, I would title the real estate in a land trust for privacy of ownership and make my Roth the Beneficiary of the Land Trust.
