If I currently have a living trust that has a third party trustee and is funded with a single real estate property, can I simply restate the living trust to be a land trust and retain the same trust name and trustee?

Tim, i would not suggest that you do that. If you want to put the property into a land trust, it would be best to deed out of the current trust and into a newly created land trust. You could then make your living trust the beneficiary of the land trust (for estate planning purposes).
