We were asked to give our entire trust agreement to the title company for closing in a trust. I was told by a colleague that he’s provided a certificate of trust, which gives the trustee info and the first and last pages of the trust agreement, but I don’t see any kind of document like this provided in the documents we received.
What else, besides the trust agreement, can we provide to satisfy this request from the title company?
Thank you.
Hello, Ms. Beck
Thank you for your question.
Andrew here. Permit me, please, to direct you to where you can find the Certificate of Trust Share document.
After you’ve logged into the Land Trust University, hover your mouse over the words Members Only in the upper right of your browser window. That will cause a large menu to appear. On the far left of that menu, you’ll see Land Trust Basic Forms. Click on that.
Scroll through the Administrative Forms on the next webpage, and you’ll soon see Certificate of Trust Share. You may download that file to your computer.
Thank you, Ms. Beck, for being a Land Trusts Made Simple® student.
Kelly, the Certificate is just a suggestion of information you can give someone to make them happy. Feel free to change it to your liking. In other words, just remover the Beneficiary information, if you do not want to disclose who the beneficiary is.
Mr LT
Thank you for your response and sharing where to find it.
The certificate says, “This certifies that John C. Smith is the record holder of 100% (percent) of the Beneficial Interest …..”
This still states who the beneficiary is. Is there anything we can provide that doesn’t state who the beneficiary is?
Thanks.
