I am exploring doing Rental Arbitrage in NYC. I will lease 3 – 4 BDR apartments, then rent then Rooms out to Roommates on a 1 year lease.
Can I have a NY Trust own the subleases from the Roommates so I can sell or borrow against the Beneficial Interest to raise capital to rent more apartments?

Yes, you can hold the leases in a land trust but i suspect it will be difficult to borrow on these interests whether you use a trust or not.

Yes, you can but i think it will be difficult to find a lender to loan under these conditions. Maybe a private lender would consider this opportunity.
