Hi everybody. This is Mr. Land Trust®. And I teach Real Estate Investors all over the United States how to use a trust to make more money in the real estate business and to protect their assets.

I’ve been teaching this for over 22 years. I’ve been using these trusts in my personal business for over 40 years. And this is my 50th year as a real estate investor. Bought my first house in 1969.

So I’ve been around the block a couple times and I’ve learned a few things that I want to teach you some of these great concepts.

Mr. Land Trust® pointing to a diagram on a white boardSo oftentimes I get asked the question, “Why should I use a trust instead of an LLC?” And let me just point out that I use LLCs in my business and I believe in LLCs but not to hold the title.

For a lot of reasons that we don’t have time to go into today, but it’s best to hold the title in your Land Trust and then link the Land Trust together with your LLC. And here’s how we do that.

So what we do is . . . let’s say you’ve got three rental properties you put each one in a separate Land Trust because you don’t want to create a nexus for a lawsuit by putting them all in one Land Trust or one LLC, for example, so you put each property in a separate Land Trust then what you do is you make the beneficiary of those land trusts your LLC.

That way . . . the . . . you get the asset protection benefits of the LLC and you get the privacy privacy element of the Land Trust. Because there’s no registry for Land Trust. You can’t look up who owns a Land Trust. Like in most states you can look up who owns an LLC so so much for your anonymity, right?

So here’s a great structure. It’s easy to do. It doesn’t cost a lot of money and you can do it on your own.
